About the Job

CORE RESPONSIBILITIES AND TASKS:

(1) General Facility Maintenance-Working under the direction of the Assistant Chief Engineer, this position ensures that a variety of intermediate level maintenance tasks are thoroughly and efficiently performed.


Perform general preventative maintenance tasks on a wide variety of systems and equipment.
Perform general maintenance tasks requiring intermediate skill levels in electrical, plumbing, carpentry, and hardware.
Support the Skilled Building Engineers that are involved with more complex maintenance and repair tasks.
Report any equipment issues and escalate issues requiring a higher level of expertise.
Perform all work according to code and safety regulations.
Manage all maintenance work orders in a facility database and update as necessary. Effectively communicate with associates and customers.
Maintain inventory of repaired equipment and supplies.
Maintain positive working relationships with security, EHS, and other key stakeholders.
Provide support and respond quickly in the event of an emergency, while notifying appropriate personnel and following safety protocols. This includes after hours and weekends.

(2) Building Systems and Technology- Maintain a basic to moderate level proficiency in all building systems, including Building Automation Systems (BAS), Computerized Maintenance Management System (CMMS), Fire/ Life Safety Systems, and Lighting/ Automatic Shades.


Utilize the full capabilities of facilities technology.
Work with skilled crew members and trade contractors in gaining a greater understanding of the use of the BAS and CMMS systems.
Respond to and appropriately prioritize site alarms.

(3) Project involvement:


Support the Engineering Team with the identification of future facility needs.
Assist with data collection, logging, and documentation.
Keep abreast of the latest technical updates and relevant trends that potentially impact the success of projects.

POSITION REQUIREMENTS:

FORMAL EDUCATION:

Required:


High School Diploma or GED
Completion of one or more basic training courses relating to the building trades.

Preferred:


Diploma or Certification from a Technical School focusing on one or more of the building trades.
Professional trade organization involvement and designations.
Boiler certifications.

KNOWLEDGE & EXPERIENCE:

Required:


Minimum 3 years of experience in Facility Maintenance, Engineering, Operations, or related technical field.
Intermediate knowledge of mechanical, electrical, plumbing, carpentry, and HVAC systems.
Intermediate knowledge and experience in the use of test instruments, multi meters, power tools, and hand tools.
Calm and measured when responding to emergency and high stress situations.
Able to read and interpret construction drawings, mechanical diagrams, electrical schematics, and detailed operation manuals.
Ability to effectively use modern maintenance and office software.
Have a high degree of professionalism, interpersonal skills, and organizational skills.
Must be legally authorized to work in the United States without company sponsorship.

Preferred:


Intermediate level Carpentry skills.
Intermediate level Plumbing skills.

TECHNICAL/SKILL REQUIREMENTS:

Required:


Intermediate level understanding of mechanical, electrical, and plumbing systems.
Dexterity and ability to work off ladders, lifts, and around various types of industrial equipment settings.
Organized approach to work.
Self Sufficient
Ability to work independently as well as in a collaborative team environment.
Ability to effectively communicate with coworkers, contractors, tenants, and management.

Preferred:


Intermediate and above level understanding of electrical troubleshooting and multi meter use.
Intermediate and above level of HVAC systems knowledge and experience.
Intermediate and above level of boiler systems knowledge and experience.
General Chemical treatment systems knowledge.
