Maintenance Technician – Job Description 

Department: Operations
Status: Full-Time, Hourly, Non‑Exempt
Schedule: Monday–Friday, overtime expected 
Reports To: Operations Manager


Position Summary

The Maintenance Technician is responsible for installing, troubleshooting, repairing, and maintaining production and facility equipment in accordance with safety standards and preventive maintenance requirements. This role directly supports operational goals by ensuring equipment reliability and efficiency. Successful candidates should have hands-on experience working with metal components, hardware, fasteners, and metal‑working tools.

Essential Duties & Responsibilities

Responsibilities include, but are not limited to:

Equipment Maintenance

  • Perform preventative maintenance on all production and packaging equipment.
  • Conduct corrective and breakdown maintenance as required.
  • Maintain preventive maintenance logs in compliance with food safety and operational standards.

Tools, Parts & Supplies

  • Keep tools, spare parts, and equipment organized and operational.
  • Assist with ordering parts, tools, and supplies.

Facility Maintenance

  • Perform facility maintenance tasks, including electrical work, plumbing, water systems, compressed gas systems, hardware repairs, and wastewater systems.

Safety & GMP Compliance

  • Work in a food production environment without introducing contamination risks.
  • Follow all Good Manufacturing Practices (GMPs), including:
    • Hairnets, beard nets, handwashing, sanitation rules, etc.
  • Maintain a clean and safe work area.

Qualifications

  1. Strong technical knowledge and hands-on skills repairing and maintaining production and packaging equipment.
  2. Excellent organizational abilities.

  5. Strong creative problem‑solving ability.

Physical Requirements

  • Regular speaking and hearing required.
  • Frequent standing.
  • Occasional sitting, walking, reaching, climbing, balancing, bending, stooping, kneeling, crouching, and crawling.
  • Ability to lift, push, or pull up to 25 lbs occasionally.
  • Frequent use of computers and equipment.
  • Occasional need to distinguish differences in odors or flavors.
  • Exposure to moving machinery, airborne particles, hot liquids, and other typical production environment hazards.

Work Environment

  • Moderate noise level.
  • May be exposed to:
    • Food products
    • Mixers and production equipment
    • Water and sanitation chemicals
    • Cleaning agents
    • Knives and sharp tools

The Mobile Maintenance Technician coordinates and monitors all aspects of our apartment maintenance program by working closely with the maintenance staff, property manager, and maintenance supervisor of the designated site. It is the responsibility of the Mobile Maintenance Technician to keep designated properties in the best maintenance condition, maximize efficiency of the maintenance staff, minimize expenses whenever possible, and protect the owner’s property.

RESPONSIBILITIES

  • Complete all maintenance requests utilizing Yardi Mobile Maintenance or assign to proper staff
  • Track progress and make sure work is completed properly and timely
  • Schedule contractors and sign off on completed work orders
  • Order necessary materials and supplies. Check in order, sign invoice, and give to on-site management
  • Cover building Emergency on-call as scheduled
  • Complete unit turns and schedule contractor as needed. Oversee units to completion and notify office when it is ready to rent (3-5 day) turnaround
  • Complete a total walk though of building, filing out preventative maintenance schedule for building and complete all needed work found
  • Assist in apartment inspections with the Facilities Director
  • Complete HVAC filter changes as needed
  • Clean, paint, and make repairs to the vacant apartments to the satisfaction of on-site management
  • Check and repair all electrical and plumbing fixtures, window, and door locks, etc. to ensure they work properly
  • Maintain curb appeal of the exterior and common areas of the building
  • Encourage employees to submit suggestions for improving work conditions or job efficiency
  • Discuss employee performances with on-site management if problems arise
  • Report any employee injury to on-site management and Facilities Director
  • Present to the Facilities Director ideas on improvement projects and labor needs
  • Other duties as assigned

PHYSICAL REQUIREMENTS

  • Working off ladders up to 20 feet off the ground. Working off stepladders up to 10 feet inside apartments
  • Work under sinks and around appliances by bending down or lying on your back
  • Moving appliances including refrigerators, washer, dryers, and ranges
  • Lifting and carrying up to 80 pounds
  • Bending over appliances or mechanical equipment for repairs or cleaning
  • Walking and or standing for an entire workday
  • Climbing flights of stairs to access work on higher floors
  • Assembling small parts in appliances, mechanical equipment, plumbing and electrical fixtures, etc.
  • Reading repair instructions
  • Logging or describing in writing work hours, repairs made and or materials used
  • Working in inclement weather
  • Operating hand and power tools

REQUIREMENTS

  • Valid driver's license and proof of insurance
  • Supply your own tools for all common maintenance repairs. The building will furnish specialty tools only for unusual repairs (ex. drain snake, extension ladders)
  • Ability to use personal vehicle

  • Reliably commute or planning to relocate before starting work
  • US work authorization (Required)
