The Commercial Plans Examiner performs technical reviews of commercial construction documents, communicates code requirements, and coordinates with internal staff and external agencies to facilitate timely permit approvals. This role requires strong code knowledge, attention to detail, and the ability to effectively communicate with a wide range of stakeholders.
Minimum Qualifications:
Candidates must meet one of the following experience requirements:
- 3 years of building department experience in a jurisdiction enforcing a model code; OR
- At least 5 years in a skilled trade, including a minimum of 3 years in commercial work; OR
- Journeyperson or Fire Safety Inspector (FSI) Certification plus 3 years or 150 inspections as an FSI; OR
- Bachelor’s degree plus 1–4 years of commercial building experience; OR
- Bachelor’s degree in a design or construction-related field; OR
- Licensed commercial contractor through the Ohio Construction Industry Licensing Board (OCILB); OR
- At least 5 years of experience overseeing all trades as a general commercial contractor, foreman, or site superintendent
Certification Requirement:
Must obtain a Level 3 Limited Commercial Plans Examiner Certification (excluding Code Academy requirement) within 18 months of hire
Must pass at least one required certification exam within one year of date of hire
Key Responsibilities:
Review commercial construction plans for compliance with applicable building codes and regulations
Communicate plan review comments clearly to applicants, design professionals, and contractors
Work with a wide range of stakeholders, from corporate representatives to field personnel, on projects of varying size and complexity
Coordinate with third-party agencies to facilitate timely plan approvals and permit issuance
Provide technical guidance and support throughout the permitting process
