POSITION SUMMARY

This position is responsible for performing a variety of maintenance tasks to ensure the smooth operation of the facilities. This role requires a proactive approach to problem-solving and the ability to work independently as well as part of a team. The maintenance technician will play a crucial role in maintaining equipment, performing repairs, and ensuring compliance with safety standards.

KEY RESPONSIBILITIES

• Provide dedicated service to residents
• Complete assigned work orders, tasks, and scheduled repairs
• Assist coworkers when required
• Conscious effort to monitor property expenses
• Maintain an organized property parts inventory & storage
• Daily boiler room checks & log all pressure and temperature
• Accurately complete information on work order forms
• On-call rotation with site staff, weekly coverage and incentive
• Plumbing skill with drains
• Change air filters, clean coils, drain parts and condensate drain lines
• Ensure common areas are clean & free of debris
• Reset breakers and replace fuses
• Monitor smoke detectors and fire safety systems routinely
• Operate snow blower & equipment as needed
• Replace & repair tiles
• Replace & repair electrical outlets or switches
• Replace & repair window screens or blinds
• Perform simple carpentry
• Troubleshoot & repair small appliances

QUALIFICATIONS

• Must be at least 18 y/o
• Valid Ohio driver’s license
• Ability to pass a drug screening and background check
• Basic knowledge in carpentry, plumbing, electrical, HVAC and drywall repair
