Job Description

The Building People is seeking aFacility Condition Assessorwith detailed knowledge and experience with BUILDER SMS V3.5 in either general building, interiors, mechanical, electrical, plumbing, fire protection, or roofing systems to conduct Facility Condition Assessment projects throughout Ohio. The successful candidate must be local to Southwest Ohio (Cincinnati/Dayton/Columbus).

    Perform assessments of client facilities utilizing professional expertise and judgment to determine physical condition and conformance with building codes and relevant inspection criteria

    government and industry standards

    Use a tablet-based computer system to identify and document building equipment and components and provide justification for determination of the physical condition

    Understand a project work plan and execute based on a client's requirements

    Work under the direct supervision and in accordance with instructions and standard practices

    Assess multiple buildings within large complexes on a daily basis identifying major components and sub-components as well as supporting systems

Required Skills

    Operate as a member of a survey team, in a field situation, potentially remote locations

    Conduct all scope of services abiding by safety precautions

    Accessing facilities through ladders, roof ladders

    Self-starter, minimal management oversight

Required Quals

    5 years' experience with BUILDER SMS

    Field assessment experience working within Dept of Defense facilities

    Knowledge of facilities operations & maintenance, building systems,

    Minimum 5 years of experience conducting facility condition assessments

    Technical Knowledge of BUILDER SMS; elements, sections, condition rating, job plans, reports, scenarios

    Understanding of UNIFORMAT II asset data cataloging structure, specifically Level 5; A 10 Foundations, A20 Basement Construction, B1O Superstructure, B20 Exterior Closure, B30 Roofing, C1O Interior Construction, C20 Staircases, C30 Interior Finishes, D10 Conveying Systems, D20 Plumbing, 030 Heating, Ventilation and Air Conditioning (HVAC), D40 Fire Protection, and D50 Electrical

    Ability to travel 50% or more and work flexible hours

    Proficient with Microsoft Office Word, Visio and Excel

    Strong written and oral communications skills, including experience with technical writing

    Ability to work efficiently and meet project deadlines

    Ability to work flexible hours

    Ability to travel 50% or more and work flexible hours

    Must be able to pass a DoD security background check

Preferred Quals

    Professional Engineer (PE or EIT) or Registered Architect

    CEM or CEA

    Experience using SharePoint

Education

    Minimum of a Bachelor's degree in engineering, architecture, construction management, or related field (may substitute technical college/trade school plus experience)
