Job Title:

Co-Op - Project Development Specialist (Spring)

Job Summary:

Co-op will work directly with the Transition Director and assist with Transition Group operations and projects. Forming a bridge between sales and operations, the Transition Group assesses clients' facility related needs by examining clients' current equipment, processes, and service providers. The Transition Group then builds, staffs, and sources all necessary components of the maintenance program to reduce our client's operating costs while improving the management and value of their facility spend. Co-op will perform duties as described in support of facilities management and continuous improvement projects while working with client, sales, procurement, and operations team members. Co-op should expect and be able to work in settings ranging from offices to industrial plants. Co-op should be prepared to travel in support of projects for clients throughout the US.

Essential Duties and Responsibilities:

Assist in scope development, minor estimating, and project management functions for small projects as assigned

Assist in quoting and bid processes for select accounts as required by department workload

Assist Project Managers with soliciting bids from subcontractors and suppliers as needed

Assist in managing subcontractors and suppliers throughout the life cycle of the project. Assist in preparing subcontracts and purchase orders and manage the change order process per company and project procedures

Perform contract management for small assigned projects. Prepare owner contracts and manage the change order process per company and project procedures

Prepare and manage project schedules to meet or exceed goals of customer

Perform project document control by managing Requests for Information (RFI's). Ensure all effected parties receive clarifications in a timely manner and post clarifications to contract documents

Perform project billings and participate in accounts receivable collections as required

Establish and maintain organized project files per company procedures. Documents all pertinent conversations in writing

Create work orders and update status in EMCOR VIA

Update project status in Smartsheet as directed by Project Managers


Co-op must possess excellent verbal and written communications skills.

Ability to read, analyze, and interpret construction specifications, drawings, and governmental regulations. Ability to write reports, business correspondence, and procedures. Willingness to learn to effectively present information and respond to questions from groups of managers, clients, customers, and the general public

Currently enrolled in undergraduate degree program in Construction Management, Engineering, or Architecture
