According to the prescribed policies and procedures of the organization including all applicable state, federal and accreditation regulations the Project Leader - Mid Market will focus on market rate senior development and support a growing product line focused on serving the needs of middle-income seniors and emphasizing high quality amenities designed to allow residents to age in place. This position is part of a team that advances a Senior Independent Living development pipeline of approximately 1-2 mission-oriented projects in annual production.
Utilizing Market Rate department resources prepares, analyzes and tracks schedules for project related critical path benchmarks such as entitlements, third party reports, design documents and construction approvals.
Management of 3rd party consultants and the coordination of internal reviews and resources to facilitate a successful project and closing.
Prepares and/or coordinates the preparation of preliminary financial analysis for potential new development on projects, substantial renovations and/or acquisitions.
Supports the negotiation of business terms of Purchase & Sale Agreements.
Prepares project presentations for external and internal stakeholders, such as community stakeholders and internal approval boards. and internal review for new development projects
Review construction plans with Construction Management and third party architects.
Provides support as required by to Department leaders in such areas as project presentations for external stakeholders, National Church Residences' internal investment committee, and others
Prepares and tracks various process tools for use in the Market Rate Senior Living Department
Coordinates various development activities for the Market Rate Development team's pipeline and active development projects
* Demonstrates and maintains a positive, professional manner, manages time efficiently and effectively, provides leadership as a role model to promote a team approach, collaborates a participates in policy creation and appropriate problem solving methods.
* Must adhere to all policies, procedures, terms and conditions set forth in the National Church Residences' Employee Information Guide (EIG) as well as any facility handbook including but not limited to corporate compliance, drug free workplace, safe work practices, all federal, state, local regulations and laws.
* With respect to Client Rights, ensures all care is provided with respect and dignity for clients, reports all complaints made by clients and/or families to the appropriate supervisors, reports all allegations of abuse, misappropriation of funds/client property and/or any other corporate compliance, drug free workplace, safe work practices, all federal, state, local regulations and laws.

JOB SPECIFICATION SHEET - Project Leader - Mid Market
Education: Bachelor's degree required.
Experience: Minimum 4 years of relevant multifamily, affordable housing, real estate
Travel: Must be willing to travel

Excellent communication skills and willingness to support a multi-disciplinary department of design, construction, finance, legal and project management professionals.
Demonstrated knowledge of real estate investment and the real estate development process.
