Description
The Construction Loan Administration Assistant Manager is capable of performing all aspects of the underwriting, pre- and post-closing monitoring and management of commercial construction, acquisition/development and builder's line of credit loan facilities. This individual is capable of independently managing high dollar, complex commercial construction loans, as well as teams of more junior individuals, and leading various team projects at the Manager's direction as needed. The Construction Loan Administration Assistant Manager is capable of standing in for the Construction Loan Admin Manager as needed and to ensure operational consistency. This position is also responsible for an assigned portfolio of construction, acquisition/development and builders' lines of credit loan facilities. The Construction Loan Administration Assistant Manager is capable of meeting independently with customers, relationship managers, credit officers, contractors, inspecting engineers, appraisal and environmental professionals, and in house and outside counsel, as necessary.

ESSENTIAL FUNCTIONS:


Pre- and Post-closing monitoring and management of an assigned construction, acquisition/development, and builder's lines of credit loan portfolio, consisting of larger transaction sizes and/or high complexity
Ensure operational consistency and efficiency
Provide construction administration expertise and support for Commercial Lending, Credit Administration, and Loan Operations
Ensure lien waivers are obtained as required by state
Monitor lease up during construction
Review and understand Construction Loan Agreements
Verify that Construction Loan Agreements are in compliance with general construction requirements
Review inspection reports, verifying that they are accurate, determine if they are able to be processed, and referring inspection reports to management if needed
Assist in the preparation of management reports, if needed.
Review draw requests and process draw requests in a timely manner

Monitor construction budgets and informing the relationship manager if problems occur

Stand in for Construction Loan Administration Manager as needed

Capable of meeting independently with customers, relationship managers, credit officers, contractors, inspecting engineers, appraisal and environmental professionals, and internal/external counsel as necessary.

Ensure construction loans close in accordance with their approval, as well as Northwest's policies and procedures.

Ensure compliance with Northwest's policies and procedures, and Federal/State regulations
Navigate Microsoft Office Software, computer applications, and software specific to the department in order to maximize technology tools and gain efficiency
Work as part of a team
Work with on-site equipment

ADDITIONAL RESPONSIBILITIES:


Complete special projects as assigned by Construction Loan Manager.
Assist in training more junior Construction Loan Analysts as needed.
May supervise more junior personnel as needed.
Stand in for Construction Loan Administration Manager as needed

KNOWLEDGE, SKILLS, AND ABILITIES:

Additional Background or Experience in CRE Underwriting; Credit Analysis; Real Estate Valuation; Engineering Desirable.

Ability to analyze complex CRE credits accurately and efficiently
Ability to work with minimal direct supervision and use independent judgment and decision making within the parameters of Northwest policies
Ability to manage and mentor more junior personnel

Education:


Bachelor's Degree in Business, Finance, or other related discipline or an equivalent combination of education or work experience

Work Experience:


6 - 8 years Construction Loan Administration or Construction Lending Experience
6 - 8 years Demonstrated additional experience in either CRE Underwriting, Credit Analysis, and/or Real Estate Valuation
6 - 8 years Demonstrated capacity to monitor and administer complex CRE Construction Loans
